RENTAL OPTIONS: We offer two rental options so you can choose the one that best suits your stay: an essential, clear option aligned with local practice, and a more convenient, digital, and multilingual option, designed for a smooth experience without unnecessary procedures. BASIC RENTAL: No additional cost The Basic Rental fully complies with all legal requirements and is designed for tenants who prefer direct, in-person management in the local contractual language. Includes: • Rental contract in Catalan (contractual language) The contract is drafted and signed exclusively in Catalan. The signing takes place in person at our office. For arrivals from abroad, the contract is printed and handed over for signing upon arrival. • Communication throughout the stay in Catalan All administrative and contractual communications are conducted solely in Catalan. • Written inventory Descriptive inventory of the furniture and equipment in the property. • Security deposit in accordance with the law The security deposit is returned within the legally established timeframe. In case of deductions, these are always justified with official invoices or receipts. Mediation services or detailed explanations are not included. • Email communication Support for non-urgent inquiries exclusively via email, in Catalan. • Assistance for genuine emergencies Intervention only in urgent incidents affecting safety or habitability (for example: serious water leaks, electrical hazards, or fire). • Utilities in the tenant's name Electricity, water, gas, and internet are contracted directly by the tenant, who manages the services and payments with the providers. • No additional services included Ideal for those who want complete independence during their stay. COMFORT PACKAGE Optional – €266 / month Applicable for the entire duration of the stay and paid in advance according to the contracted months. Offered as a single "all-inclusive" package. The Comfort Package is completely optional and not required to rent the property. Designed for those who value comfort, clear communication, and a digital and multilingual experience, without unnecessary paperwork. Includes: • Flexible contract with digital signature The contract can be issued in Catalan or Spanish, according to the tenant's preference. In addition, a translated version in the tenant's language is provided, exclusively for informational purposes. The signature is done 100% digitally, quickly and securely, without the need for travel or printing documents. • Multilingual communication throughout your stay Assistance and support in Spanish, English, or the tenant's preferred language, while maintaining Catalan or Spanish as the contractual language of reference. • Direct communication via (hidden). Active (hidden) group throughout your stay. Daily support for non-urgent matters from 9:00 AM to 9:00 PM. • Digital inventory with photographs Detailed inventory with photographs of the condition of the property and furniture, providing greater clarity and peace of mind both upon arrival and departure. • Bed linen and towels included The property is delivered fully equipped so you can settle in from day one. • Active internet in the property Internet connection available without the need to contract, install, or cancel the service. • Alarm and basic security assistance Active alarm system and support in case of security-related incidents. • Administrative management of utilities Utilities can remain in the name of the manager or owner. Consumption is calculated and settled with the tenant clearly, according to invoices, meters, or agreed methods. • Support in managing the security deposit Detailed explanation of the refund process in the tenant's language and administrative assistance for any questions (without legal advice). • Support throughout your stay Practical and administrative support so you can enjoy a smooth, comfortable experience without unnecessary procedures. — Important information about the Comfort Package • The Comfort Package is separate from the rental agreement. • It does not affect access to the property, the rent, or the rental dates. • If not confirmed at least 7 days before arrival, the rental will automatically default to the Basic package. • If purchased after check-in, some services may be activated later, although the monthly price will remain unchanged. • In case of any discrepancy, the version of the contract written in the chosen contractual language (Catalan or Spanish) will always prevail. Translations are provided for informational purposes only. SECURITY DEPOSIT: Rentals up to 6 months: 1 month's rent Rentals over 6 months: 2 months' rent. UTILITIES: Water, electricity, and gas utilities are paid through a monthly fund. At the end of the rental agreement, actual consumption will be calculated, and the difference will be refunded or charged accordingly. CONTRACTS: - Contracts will be sent to the email address of each tenant and guarantor. Contracts must be digitally signed by all individuals mentioned in the contract, including the guarantor. - The contract must be fully signed before check-in. CHECK-IN: Tenants must come to our office with valid identification Monday through Friday, from 9:00 AM to 6:00 PM, to pick up the keys. If check-in is outside of business hours or on the weekend, an agent will be sent to the apartment with the keys. A late check-in fee of €25 in cash will apply for check-ins after 9:00 PM and €40 after 11:00 PM. PAYMENT: You have 3 options to pay the balance: 1. Cash (can be paid at the office, only for weekday check-ins before 6:00 PM). 2. Card (payment can be made at the office if check-in is on a weekday before 6:00 PM, or an instant payment link can be sent for weekend check-ins or for those who wish to pay in advance; please note that a 2.5% fee will be applied to the final amount for card payments). 3.
